One Prospect Park West

Workstead’s conversion of an 11-story Beaux-Arts building into 1 Prospect Park West swims against the tide of Brooklyn condominium development, by eschewing open floor plans for discrete rooms separated by deep thresholds. This spatial planning not only harkens to the brownstones that largely characterize Park Slope, but also conceals original structure and contemporary systems. The interiors feature inventive applications of time-honored materials, too: Giallo Siena–framed lobby openings resemble proscenium arches and residential foyers’ reclaimed pine is laid in a pattern evoking Frank Stella paintings. 1 Prospect Park West is the first condominium of Sugar Hill Capital, and the 64-unit project has generated record-setting sales among homeowners drawn largely from the neighborhood.
